What makes Avilla Homes different from traditional rental living options?

There are many differences between Avilla and traditional rental options, but the main one is that Avilla Homes are single-story, detached residences. Unlike traditional apartments, which can be two stories or more, Avilla Homes have a residential scale that fits well with neighboring single-family homes. The one-bedroom homes are built in a duplex style, with a common wall between the living rooms. The two- and three-bedroom homes are completely detached.

This hybrid housing option was established as a direct response to housing market turmoil and the need to satisfy an underserved segment of the population for whom the American Dream has been changing for more than a generation.

There has been a fundamental shift in what the new middle class values most. According to the Pew Research Center, 15 years ago, home ownership was the most coveted aspiration, with 70 percent seeking to own a home. There are three floor plans for Avilla Homes: one, two and three bedrooms. Square footage varies, dependent on floor plans.

  • One bedroom/one bath = 635 square feet
  • Two bedroom/two bath = 965 square feet
  • Three bedroom/two bath = 1,244 square feet

How big are the backyards?

The backyards are a minimum of eight feet deep, with some as much as 20 feet. The yard is the length of the individual home, which varies from approximately 25 feet (one-bedroom home) to 45 feet (three-bedroom home). Each yard features a gate to allow access from outside, just like a single-family home, a tree and low-maintenance landscaping. Residents are encouraged to customize their yards with additional landscapes, patio furniture, grills or even small gardens.

Who maintains the homes at Avilla Homes neighborhoods?

Home maintenance is managed by the Avilla Customer Care Center. If any of the components of the home need repair (e.g., refrigerator, dishwasher, disposal, washer, dryer, HVAC, light bulbs, irrigation), residents can contact the Avilla Customer Care Center and the maintenance team will make any necessary repairs or replacements.

Who maintains the landscaping at Avilla Homes neighborhoods?

All of the common landscaping (meaning landscaping outside the private backyards) is maintained by the Avilla Customer Care Center.

Yes. Residents are allowed up to two pets, with no size or breed restrictions. Additional fees and restrictions may apply.

What is the lease rate for Avilla Homes?

Lease rates vary by location. In general, the lease rates are the same as A-class apartments in the surrounding area. And while they include fully integrated maintenance and professional property management, there are no HOA fees.

How long are leases for Avilla Homes?

Residents have the option of signing on to one- or two-year leasing agreements.

Are additional Avilla Homes communities planned?

Yes. Eight additional communities are expected to be built in high-growth areas in Phoenix, Dallas and Denver.
